The following guidelines are required for rental homes that are listed for sale with Affordable Homes of FL.
Because these homes are being offered for sale, the monthly rent is  significantly discounted  and all guidelines 
below will apply.

1. All seasonal rentals are on a monthly basis only.

2. Tenant understands that home is for sale, and tenant will allow property to be viewed by prospective buyers and agent as needed. Agent will provide 24 hours notice if possible. Home must be kept in a presentable condition.
 
3. If, in the event the property is sold, the tenant must vacate at the end of the designated rental term unless owner or agent approves another date.

4.  Seasonal tenant will keep home in good repair and will notify broker or agent if any repairs are needed or if problems arise. 
 
5. Rentals are for two adults occupying the premises at one time. More people will require a higher rental fee. NO PETS and NO SMOKING in house.

6. Tenant will be responsible for any electric charges over $100 per month.

7. Tenant will strip beds and launder all used linens before vacating property.

8. All dishes, pots and pans and utensils will be washed and returned to proper place.

9. Kitchen and baths will be clean and carpet will be vacuumed when tenant leaves.
There shall be a walk through inspection before and at the end of the rental term.
Items of concern shall be identified at those inspections.

Deposit

A $500 deposit is required at time of reserving a seasonal rental. This deposit is non-refundable unless this agency cannot provide you with a rental home. The balance is due upon arrival. 11% County and state taxes is added to rental price. A refundable security deposit of $300 is also due at time of arrival. The security deposit will be refunded with in 10 days upon satisfactory inspection of premises after vacating.  

Seasonal Rental Agreement and Guidelines for "Sale" Homes

OWNERS RESPONSIBILITIES;

1. Provide a freshly cleaned and fully furnished and equipped home at time of check-in.
2. Cover electric charges up to $ 100 per month.
3. Lawn and shrub maintenance. 
4. Provide basic cable or satellite TV service.
5. Telephone, internet services available at extra cost to renter.
